Job Description:
JOB DESCRIPTIONA Maintenance Technician is responsible for
keeping the property and resident apartments in proper working
order. A Maintenance Technician should be able to correct basic to
moderate issues in any area of the community and should deliver
exceptional customer services to all residents and prospects. As a
Maintenance Technician, you will be responsible for embodying and
working to reinforce Gray Residential mission, values, culture, and
goals. -JOB REQUIREMENTS
High School Diploma, General
Education Degree (GED), and/or Bachelor's DegreeAt least one (1) to
(2) years of residential or commercial maintenance experience
(Multifamily Residential Preferred)Experience with property
management software is a plus -Knowledge of OSHA safety regulations
is a plus -EPA Certified is a plusCPO Certified (if property has a
swimming pool)History of completing maintenance work request on
time and in an efficient and effective manner.History of
exceptional customer service -Strong project management
skillsStrong oral & written communication skillsSolid understanding
and skill set in Microsoft Office Suite & Adobe PDFExcellent
organizational skills -Any certifications from the National
Apartment Association is a plusHVAC or CFC Certified is a plusOSHA
Certified is a plusValid state issued driver's licenseBe able to
lift to fifty (50) poundsAbility to climb laddersAbility to perform
a variety of duties in all types of weatherJOB RESPONSIBILITIES -
Complete maintenance service
requests, as assigned, in an effective and efficient manner.
-Assist in organizing the maintenance office and all equipment
allocated to it.Participate in on-call maintenance schedule.
-Follow corporate policies and procedures in terms of tag out,
equipment, customer service, notifications, etc. -Complete the
apartment turn process efficiently and effectively. - -Keep grounds
and exterior and interior of the community clean and in proper
working order, including assisting with snow removal. -Assist in
keeping safety, inventory, equipment, incident, and material safety
data sheet (MSDS) binders up to date.Assist in conducting routine
audits on interior and exterior of the property, amenity areas, and
all maintenance and amenity equipment. -Conduct preventative
maintenance routines (i.e., filter changes, thermostat checks,
etc.). -Keep the make ready board up to date. -Assist any
contractors and/or third-party vendors that are at the property.
-Maintain proper working order for all equipment that is assigned.
-Maintain a friendly customer service environment with energy.
-Assist with capital expenditure (CAPEX) walks, routine
inspections, and if applicable REAC Inspections. -Assist in
updating inventory levels in property management software.Complete
all training that is assigned. -Comply with all federal and local
laws, federal mandated regulations, and company issued policies and
